Homes Rising amidst Rental and Retail Buildings Represent
Property’s First Ownership Opportunities
BETHLEHEM TOWNSHIP, PA – Nov. 28th, 2016 – Development Partners The KRE Group, The Silverman Group and Ryan Homes announced today that construction of the first 57 for-sale homes at Madison Farms is underway.
Single-family homes, townhomes and carriage homes are all being built on the property. They represent the first ownership opportunity in a community that already includes 294 luxury rental residences and a retail village with 153,000 square feet of retail space.
“This new phase of homes represents the first ownership opportunities in a community that has already been a tremendous success as a rental property,” said Jeremy Kaplan, Chief Operating Officer of The KRE Group. “Current renters and other area residents have been asking us about the for-sale product for a long time, because they view Madison Farms as a community worth buying into. Now we have something to offer them.”
The for-sale homes will include both three- and four-bedroom layouts. They will feature a transitional home design, a blend of modern and traditional aesthetics. Sales are expected to launch in the spring of 2017. Prices have not yet been announced.
In addition to the for-sale homes, a new phase of 276 additional rental residences broke ground this summer. The first rental building of that phase is scheduled for completion in the second quarter of 2017, with the full build out of the rentals scheduled for completion in the second quarter of 2018.
Additional phases of single-family homes, townhomes and carriage homes are also planned for the future. A total of 837 luxury residences will ultimately be constructed at Madison Farms, 267 of which will be for sale homes. Features such as pocket parks, bike paths and a dog run are also planned. Approximately 35 acres of the 100-acre community will remain open space.
Madison Farms is also home to a thriving retail village that is just a short walk from residents’ front doors. More than a dozen shops and restaurants have opened at the community, including ShopRite, Starbucks, Pet Valu, MOD Pizza and Chipotle. A Fine Wines & Good Spirits shop recently opened and a medical center and Steak ‘n Shake restaurant are coming soon.
The rental residences at Madison Farms range in size from 790 to 1,375 square feet. Six floorplans are available, including both one-bedroom, one-bath and two-bedroom, two-bath designs. Prices start from $1,320.
All Madison Farms residents have access to a wide variety of amenities, including an outdoor pool with picnic area and stainless steel grills. The community’s 7,500 square foot clubhouse include a state-of-the-art fitness center, yoga room, billiards, ping pong, media room, large screen TVs, and a cozy lounge area with fireplace and WiFi.
